A POPULAR café in Neston looks set to be demolished in order to make way for two new one-bedroom holiday properties.

Mozkitos Coffee House on Coastguard Lane in Parkgate closed its doors for the final time in November last year, with owner Laura Spencer taking retirement. However, plans approved on August 3 will see a new holiday cottage constructed in place of the coffee shop.

The proposed holiday cottage would be a two-storey building containing two separate one-bedroom holiday lets, each with their own en-suite bathrooms together with on-site parking and space in which to park bicycles, a popular mode of transport for those who were regular visitors to the café.

Each let would have an attached kitchen and dining area on the ground floor, with an additional snug available for the first unit. Outside the front of the building a small patio area would also be built.

The new building would be "modest and domestic in character" and is intended to "blend into the varied traditional buildings which lie alongside it."

The planning documents states that the existing building "is neither complimentary to the setting of the conservation area nor, in particular to the church opposite". The church opposite being the Grade II listed Church of St Thomas.

The holiday cottage would instead be "a modest new building to enhance the character and consistency of the street scene" and provide a way to "enhance the range of visitor accommodation available."

Cheshire West and Chester Council Planning Officer, Emily Yates concludes: "In summary, the site is located within the settlement for Parkgate which is identified for growth within the Local Plan. The loss of the existing building is not resisted and the replacement is considered to be acceptable with regard to residential amenity, highway and heritage assets."
