A FORMER Wirral pub site could be turned into a block of 15 flats.

If councillors approve the plans, the one-time home of the Poulton Inn on Poulton Bridge Road in Wallasey would be redeveloped, with a two-storey building consisting of one and two-bedroomed self-contained apartments with car parking, cycles, refuse and amenity space.

The development will include 15 car parking spaces and 15 secure cycle spaces.

Four apartments will have private balcony areas.

The proposed building is predominantly two storeys with accommodation in the roof space.

'The Pool Inn' Public House, as it was known, was demolished in 2012.

According to a design and access statement prepared by Paul Butler Associates on behalf of The Trustees of The Barry Dale Lightburn Sipp and submitted with the planning documents: "The site currently has a negative impact on the surrounding area and may attract anti-social behaviour and crime."

"The new building will provide built frontage to Poulton Road and Poulton Bridge Road, which will reinstate a feature which was lost when the former public house was demolished.

"It will be set back from the edge of pavement to respect established building line and allowing for landscaping and defensible space to be created between the building and footway."

According to the statement, the planned development "is in keeping with the neighbouring properties and will add to the variety of housing available which will support a mixed and sustainable community.

"The proposed building is located to the north of adjacent gardens and therefore won’t result in overshadowing or loss of sunlight".

"The scale of development reflects the height and scale of the adjacent properties on Poulton Road and Poulton Bridge Road, and development in the wider area.

"The site is currently vacant and overgrown and is a potential target for crime and anti-social behaviour.

"The redevelopment of the site will return it to active use and provide passive surveillance to Poulton Road and Poulton Bridge Road, thereby contributing to natural policing and helping to deter criminal activity and improve safety.

"A video and audio access control system to the development will be installed and the car parking areas will be secured.

"The proposed development responds appropriately to the site context and is consistent with relevant national and local planning policy.

"On this basis it is recommended that the development is acceptable from a design perspective."
