WITH the current increase of cannabis farms being set up and discovered within both empty and occupied residential rented properties, I have very little sympathy for those unfortunate landlord victims.

They should have taken extra precaution in the first place, which would have protected both themselves and their properties by following these essential simple rules.

Every human effort has to be taken to carry out a complete and thorough credit and reference check on a prospective tenant whether they are working or on local housing allowance payments.

An offered upfront cash payment that covers both the deposit and tenancy period rent payments has to be refused even if a landlord is desperate to fill up an empty property.

Regular property inspections are essential and the tenant advised and reminded of this fact.
